The Fraser Valley has some of the most sought-after cities in BC, offering everything from stunning views to vibrant communities. But let’s be real… choosing the right city for you isn’t always easy so let’s look at Abbotsford lifestyle and compare it to other’s in the valley.

Abbotsford, Chilliwack, and Mission each have their own vibe, pros, and cons. Whether you’re looking for affordability, convenience, or a slower pace of life, this post will break it all down to help you decide where you’ll feel most at home.

How Does Abbotsford Lifestyle Compares to Other Fraser Valley Cities?

My name is Dilpreet, I have lived in Mission & Abbotsford for 30+ years and spent a ton of time exploring Chilliwack.

I’ll share some personal insights that might help you decide on what city in the Fraser Valley has the best lifestyle to offer you!

1. Housing and Affordability

Abbotsford:

  • Generally, Abbotsford has higher real estate prices than Mission and Chilliwack. You’re paying for the convenience of location when you buy in Abby.
  • The housing market can feel competitive, especially for first-time buyers, but compared to Vancouver, it’s still very affordable.
  • Harder to find land to build a new home. Most people are tearing down old houses to build new homes.
  • If you want a more in depth breakdown of cost of housing in Abbotsford, check out my cost of living guide HERE.

Chilliwack:

  • Chilliwack has some of the most affordable real estate in the Fraser Valley, making it a favorite for retirees and first-time homebuyers. Many of my friends who wanted to get into home ownership have bought in Chilliwack because of the lower prices.
  • The trade-off? You must compromise on proximity to major amenities.

Mission:

  • Mission strikes a balance between affordability and space. My uncle was able to get a property recently with an impressive sized lot – which is hard to find in Abbotsford.
  • Housing here is a great option if you want to escape the busyness of city life without straying too far.

2. Amenities and Lifestyle

Abbotsford:

  • Abbotsford lifestyle offers a little bit of everything—from trendy coffee shops to large shopping centers. One of my favorite spots is Mill Lake Park, where I often go for walks to clear my mind.
  • The Abbotsford Airshow is a yearly highlight, drawing thousands of visitors from all over. It’s worth seeing and if you live in Abbotsford, you’ll know when it’s coming up. Jets practice a week before hand, and you can hear them throughout the day!
  • It’s not only Abby, but all 3 cities in this blog don’t have a great night life. If that’s your thing… you’ll need to commute to Langley!

Chilliwack:

  • Chilliwack is all about the outdoors. If you’re into hiking or fishing, you’ll love it here. I’ve spent countless weekends at Cultus Lake, enjoying the water and nearby trails.
  • Shopping and entertainment options are a bit more limited. You’ll likely need to drive into Abbotsford or Langley for more variety.
  • I do believe Chilliwack has better offerings of amenities than Mission does.

Mission:

  • Mission is quiet and family oriented. I’ve always found it to have a slower pace, which can be refreshing.
  • While it doesn’t have a ton of amenities, its proximity to Abbotsford means you’re never far from what you need.

3. Commuting and Location

Abbotsford:

  • Abbotsford’s location is one of its biggest perks of the Abbotsford lifestyle. When I worked in Burnaby/Vancouver, the proximity to Highway 1 made commuting manageable (though not always fun during rush hour).
  • Public transit is improving, but it’s still largely a car-dependent city.

Chilliwack:

  • If you’re working in Vancouver or Abbotsford, living in Chilliwack means longer commutes. However, if you work remotely or are retired, this isn’t an issue.
  • A friend of mine who lives in Chilliwack loves the peace and quiet but admits that the commute to Vancouver can be a challenge. On a good day this is a 90-minute drive.

Mission:

  • The West Coast Express is a game-changer for commuters in Mission. I believe this is the reason for price increases in Mission because people have moved here so they can take the train to work and make their commute effortless.
  • If you get on the West Coast Express from Mission, there’s tons of seating available and when I used to take it to Vancouver, I would regularly just sleep the whole way as it’s super comfortable. If you like making the most of your commute you can get work done or read easily as there is tons of space and it feels very safe.
  • Driving to Vancouver or other parts of the Lower Mainland can be scenic but time-consuming.
  • Both Mission and Abbotsford have around the same drive time to Vancouver BUT this also depends on where you’re going into Vancouver.

4. Outdoor Activities and Natural Beauty

Abbotsford:

  • Abbotsford is surrounded by natural beauty. Sumas Mountain is my favourite spot in the city for weekend hikes. I personally don’t mountain bike but there are tons of fantastic trails available – more than the other valley cities.
  • The city’s parks are also fantastic. My favourite, other than Mill Lake, is Albert Dyck Park. Which has a man-made lake which is great for summer swimming.

Chilliwack:

  • Chilliwack is an outdoor enthusiast’s dream. Cultus Lake is a go-to for swimming and boating, and the hiking trails here are some of the best in BC. As an avid hiker, Chilliwack is my most visited city for hiking. An unreal hike anyone can do is the Lindeman Lake hike. Here’s a photo I took of my nephews at the lake.

  • The rural landscapes make it feel like a getaway, even if you’re just visiting.
  • If you’re into fishing, you’ll love living here. You’ll be surrounded by great fishing spots!

Mission:

  • Mission’s rugged beauty is hard to beat. The Fraser River offers excellent fishing opportunities, and there are plenty of quiet trails to explore.
  • I’ve always appreciated how peaceful it feels here, especially compared to busier cities. It’s got some good hikes and nature but not like Chilliwack and Abbotsford.
  • My favourite spot in Mission is Cascade Falls. On a hot summer day you can jump into COLD refreshing water, walk down the suspension bridge or hike up to a natural waterslide.

5. Community and Demographics

Abbotsford:

  • Abbotsford is a melting pot of cultures, which is one of the things I love most about living here. You’ll find vibrant cultural festivals and a welcoming atmosphere. The most diverse of the 3 cities.
  • It’s also very family friendly. As a parent, I’ve appreciated the quality of schools and community programs.

Chilliwack:

  • Chilliwack has a small-town charm that’s perfect for families and retirees. I’ve always found people here to be friendly and laid-back.
  • Chilliwack has the least diversity out of the 3 cities so if that’s what you prefer, this would be your best choice.

Mission:

  • Mission’s tight-knit community is ideal for those who want a slower pace.
  • It’s the kind of place where neighbors know each other, which is increasingly rare these days. I spent my early childhood here and it was fantastic.

Final Thoughts About Abbotsford vs Chilliwack vs Mission

The Fraser Valley truly has something for everyone.

Abbotsford lifestyle strikes a balance with affordability, amenities, and central location—great for families and professionals. Chilliwack wins with its outdoor beauty and budget-friendly homes, while Mission offers a slower, more rural lifestyle with plenty of charm.

Personally, I’ve enjoyed living in Abbotsford for its mix of convenience and community. But at the end of the day, the best city for you depends on what you’re looking for.
